If you find yourself uncertain about whether your roof requires replacement, consider the following indicators that suggest it may be time for a new roof.
Your Roof is Over 25 Years Old
Just as with any element of your home exposed to the elements, a roof experiences wear and tear over time. If your roof exceeds 25 years of age (for a flat roof) or 50 years (for a tiled or slate roof), it is important to evaluate its condition thoroughly.
Water Damage
Stains appearing on your interior walls or ceiling may indicate a leak. If you are able, inspect the loft area for any visible signs of water ingress to verify if the roof is the source of the problem.
Light Entering the Loft Space
This is a significant warning sign that your roof requires immediate attention. Light penetrating into the loft suggests gaps or holes that need to be addressed promptly.
Cracked, Missing or Sunken Tiles
If your roof appears uneven or if tiles are missing, this could be a sign of structural sagging. Regardless of the reason, it's advisable to get it checked.
Damaged or Rotten membrane
If you discover that the waterproof membrane / felt is damaged or rotting, this is another clear signal that it may be time to replace your roof.
Worn Chimney Flashing
The flashing (usually lead), is the material that safeguards the area where a chimney meets a roof, this will deteriorate over time. If it appears worn or damaged, it may allow water to penetrate your home.
Large Amounts of Moss
Examine your roof for excessive moss as this can cause unnecessary stress and damage to your roof. Not only can moss be very heavy due to its ability to retain water but the rhizoids (what moss uses instead of roots) can cause damage to your tiles over time and make it easier for water to ingress. If you you manage to catch it in time, this problem can be solved by removing the moss and applying a bio treatment.
